
Seddon Square is a 4 part residential development project bringing new accommodation to the area. Area 3 of this project is to be developed into a six-storey residential complex featuring a single-level basement car park, apartments, car parking facilities, and related service rooms on the ground floor, with additional apartments on higher levels. Given the nature of the project and the potential for vapour/gas intrusion, a robust protection solution was needed. The primary challenge was to prevent the infiltration of harmful vapours and gases into the building, which could compromise indoor air quality and pose health risks to
occupants.

In response to the project’s requirements, Collins Project Plumbing working with Core-EP recommended the utilization of Fernco Puddle Flanges as the chosen solution to protect the properties. These specially designed flanges are engineered to create a watertight and pressure tight seal around pipes that pass through concrete walls and structures, effectively preventing the transmission of vapours and gases. The implementation involved integrating these flanges into the building’s plumbing and drainage systems, ensuring airtight seals at critical junctures where pipes penetrated the building envelope.
